superb views
with beautiful lawned gardens
All of the proposed home types are of a contemporary design and have been created to make the most of the plot’s topography and existing landscaping. The homes are of a good size (190-238sq.m) allowing up to four or five bedrooms as well as large reception and dining areas. Predominantly glazed elevations allow plenty of light and offer superb views. Each home has private parking, some with carports and generous gardens.
Customisation:
Each of the plots are being sold to allow an owner to build the house themselves. This allows individual selection of builders, contractors and/or project managers and consequently custom building the house subject to planning. It is envisaged that this could include re-configuring the layout to suit personal use, quality and style of the specification and decorative choices such as flooring and wall finishes, kitchens, bathrooms etc.
Professional Pack:
Included in the plot purchase is a professional pack. The information contained within this pack will be useful to procure a contractor or simply on terms of building out under a self-build arrangement. The Professionals Pack includes the following matters:
1. A copy of the Ground Report and a Warranty of its contents;
2. A copy of the Mining Report and a Warranty of its contents;
3. A set of Preliminary Working Drawings - relating to the approved Reserved Matters design;
4. Preliminary foundation designs;
5. Approved plot landscaping drawings;
6. A copy of the Management Company contract and charging schedule.
Tenure & Sales Process:
The houses will ultimately be Freehold. The plots are sold on a leasehold basis and the freehold is then transferred upon practical completion of the home. For more information, please contact Humberts.
Services & Council Tax:
The plots have connections to mains water, gas, electricity and drainage at their boundaries.

The best
Walks abound in the area, across the Penwith Moors and along the coastal footpath where the scenery is among the best in the country. There are glorious sandy beaches to either side of the town and golf at the West Cornwall (3 miles)
St. Ives and Carbis Bay are on the branch line from the main line station at St. Erth where there are regular trains to Paddington.
Each of the 16 plots are located to the north or south of the the Treloyhan Manor hotel. The grounds of the hotel are predominantly wooded around the boundary with a large level lawn adjacent to the original building. The plots are generally similar with a lawned garden and mature trees at their boundaries which give privacy. From the grounds of the hotel there is access to the coastal foot path which leads in to St. Ives or back towards Carbis Bay and Lelant.
St Ives is a much-loved town where narrow streets radiating out from the harbour are lined with old stone cottages and an excellent selection of shops and restaurants.
Directions:
Follow all signposts or GPS to St. Ives. Before entering the town Treloyhan Manor is on the right hand side. Park in the hotel car park and the plots are within walking distance on either side of the hotel.
Wander through the cobbled streets lined with fisherman’s cottages, independent shops and galleries, relax by the harbour, or surf from the beach. St. Ives offers the quintessential Cornish lifestyle.
